I work with sellers and buyers to close deals on selling and buying in Calgary and the greater Calgary area. That’s what I do do full time.
When I am working on selling a property I choose to focus on a presentation that considers comparable properties in the community. If that’s not available I will go to the next nearest community of value. Price range whether lower or higher has to be discussed and the time frame involved to sell as well as the chosen time of year to list and the number of listings on the market at that time. Average price, median price, are all taken into account.
A marketing plan needs to be agreed upon depending on a mix between what the seller wants and the REALTOR® thinks is practical. Whether changes are to be made within the first week, the first month, or down the road also has to be discussed. Professional pictures, floor plan, real property report, and any other information critical to whether your property is a single detached home, or a bare land condo, or a conventional condo, or a rural property is important information. When I work with you this information is important to me.
If I am working with a buyer I need a price range to work within, a sense of desirable community, a guide on configuration, square footage, and, of course, the needs of the client whether that be arteries to travel to and from work on, schools, or whatever else is necessary to provide to a buyer within a 24 hour basis.
